Nestled near Hastings, by the Cinque Ports’ lore, Westfield Place awaits, an escape to adore. For gatherings heartfelt, for moments refined, a retreat where hearts and history align.

Useful information and house rules

  • Pets: a maximum of 3 well-behaved dogs are allowed (ground floor only) at a cost of £25 each per week or part week. There is livestock in the surrounding fields and deer may roam in the grounds, please keeps dogs under control.
  • Please contact us if you are interested in a stay of over 21 nights (a short-term let).
  • Westfield Place is a family-focussed property and is not suitable for parties. Single sex groups or groups of friends by prior written agreement only, but please do check with us as we may be able to accommodate. Day guests with advance agreement only. In order to ensure continued enjoyment for genuine bookings, stag, hen and other party groups are not permitted, and will be refused entry with no course for refund. If you have any doubts as to the suitability of the house for your stay, please do contact us and we will be happy to advise.
  • For security this property has external CCTV overlooking the drive and front entrances, and a security alarm. For your privacy, there will be no cameras overlooking the rear garden or pool area. There is no internal CCTV.
  • Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
  • Coming soon: for summer 2025, additional features will include a heated covered swimming pool, sauna, tennis court and games room. Please send an enquiry for details.
  • Kitchen facilities: two electric fan ovens with grill, 5 plate induction hob, double Aga with 4 ovens and 2 hotplates (winter only), French door Fridge-Freezer with ice and water dispenser, dishwasher, microwave, kettle, toaster, cafetiere, coffee machine.
  • Utility room: washing machine, tumble dryer, iron, ironing board, clothes airer. Hairdryers provided.
  • Free private parking on the driveway next to the house, with space for 6 cars. Additional parking can be arranged with prior agreement, at the discretion of the owner.
  • Four infants up to age 2 are welcome in addition to the total guest capacity of this property. 2 travel cots (please bring bedding) and 2 highchairs are available on advance request.
  • Guest and pet safety: There are two log burners in the house, fire guards are provided. Please note that the open fireplaces are ornamental only and must not be used. The pool area has a lockable access door from the house, but has an open side into the garden. There are two unfenced lakes within the grounds (no swimming), and some areas with steep sides or unstable footing. The grounds are part-fenced but are not enclosed along the entire boundary. Due to the log burners, unfenced lakes/grounds and risk of the open pool area, please ensure children and dogs are always supervised.

Local area

  • Closest pub: The Queens Head in Sedlescombe is a 5-minute drive or 30-minute country walk.
  • Best restaurant: Try the Wild Mushroom in Westfield for fine dining (5-minute drive).
  • Local shop/farm shop: local shop plus a good butcher (Archers) in Westfield village (5-minute drive).
  • Large supermarket: Sainsbury’s, Tesco and Asda in Hastings (20-minute drive).
  • Battle Abbey is a 10-minute drive for the site of the 1066 Battle of Hastings. Battle itself has a couple of pharmacies, a health food shop, pubs and restaurants.
  • Hastings Old Town for cafes, bars and restaurants. Maggies on the sea front is great for fish & chips!
  • Head to Kings Road and Norman Road in St Leonards for bars and restaurants. BAYTE is a popular favourite, along with Heist (housing a number of pop-up eateries under one roof), and Goat Ledge on the seafront which is great for coffee, snacks & cocktails in deckchairs on the beach in the summer (and in the winter if you’re hardy enough).
  • Hastings Country Park for cliff-top coastal walks (steep in places).
  • Rye is a 25-minute drive, with high street and independent shops, bars and a selection of restaurants.
  • Camber Sands is 10 minutes past Rye with a fantastic swimming beach and sand dunes, plus kite surfing in the summer. Try The Gallivant for a post-walk drink or bite to eat.
  • Enjoy pizza or a sit down meal, and try some organic wines at Tillingham Winery in Peasmarsh.
  • Other local attractions include Bodiam Castle, Sedlescombe village, Batemans, Scotney Castle.
