Description

In the shallow waters of the Solent between Portsmouth and Chichester Harbour AONB, Hayling Island is a world apart from the rest of the South Coast. It offers miles of unspoiled coastline and pretty countryside, a haven for watersports, beach life and family holidays. Set away from the main tourist route, The Shallows is a large luxury holiday home tucked away in an exclusive private location. It sits on a point of land between the Emsworth Channel and a wide creek that leads to the sea, making the most of its coastal setting (bring your kayaks and paddleboards!). Featuring an infinity swimming pool, hot tub, 6 en-suite bedrooms, countless living spaces and a high-end specification, this unique home stay in Hampshire looks out over its extensive grounds and down to the waterside at the bottom of the garden.

The private drive draws you into the Main Hall, a vast atrium with log burner and piano lounge, the feature light installation drawing your eye to the high vaulted ceiling above. Wide doorways flow through the kitchen and dining room to allow for open plan entertaining and conviviality, while the kids play in one of the many other areas this luxury group accommodation offers. There is underfloor heating throughout, and a Bluetooth speaker system is installed throughout the ground floor. The kitchen-breakfast room is a huge space looking out over the pool and garden, with a large island/breakfast bar, table and chairs and a corner lounge with 66” Smart TV. Another set of double doors lead into the dining room with further views over the pool deck, grounds and sea beyond. Bifold doors open up these rooms to make the most of al fresco living. To the rear of the kitchen there is also a boot/dog room with separate shower, a pantry and stairs to the drawing room. Also downstairs can be found Bedroom Six, a separate WC and a laundry room.

Master woodcraft adorns this grand vacation rental, sustainably sourced and complimenting the many other bespoke fittings and furniture. A beautifully sculpted staircase beckons to the first floor, where a galleried library provides another seating area and a wide variety of books to dive into. A walkway follows the gallery round and brings you into the drawing room; the clever architecture and modular structure here forges an open feel with three separate zones. There is a cosy lounge area with 77” Smart TV for films by the log burner, another seating area with panoramic views across Thorney Island and Chichester Harbour AONB, and a full-size pool table in front of the bifold doors onto a large balcony.

Five of the six huge bedrooms are found on the first floor. The exquisite double-aspect master suite sits at the centre of the house and comes complete with a large dressing area, bathroom with double end bath and walk-in shower, a super king bed with lounge area/Smart TV, bifold doors onto a private balcony and another door onto the main balcony. Bedroom Two is at the top of the main staircase by the library, with a super king/twin zip-link bed and en-suite shower over bath. Bedroom Three rests between the drawing room and master suite, offering a super king bed, Smart TV, en-suite walk-in shower and bifold doors to the main balcony. There is an additional WC on the gallery too. Bedroom Four is another super king plus a day bed for a child up to 8 years old, with a cool circular bath and ceiling shower in the en-suite, a Smart TV and again bifold doors onto its own private balcony. Bedroom Five is next door with 3 single beds and a walk-in shower in its en-suite. Downstairs, Bedroom Six is on the ground floor with super king/twin zip-link bed, 66” Smart TV and en-suite walk-in shower, with bifold doors onto the main pool deck (this room is not yet shown in photos, coming soon).

The entire frontage of this luxury dog-friendly beach house on Hayling Island has been constructed using bifold doors, to fully open the house to the south-facing garden and sea views. A most magical space to embrace grand summer living. Outside, a large, heated infinity pool sits on the wide deck in front of the kitchen and dining room, perfect for sunbathing and dips in this secluded spot. The huge lawned garden sweeps down to a copse of trees for shady picnics, and opens up again to the waterside which reveals a fire pit seating area, a summerhouse with bar, American fridge-freezer and a shower. At high tide the water comes up to the sea wall at the end of the garden, but as it retreats it reveals a pebble beach which is largely inaccessible to the public, making the shoreline a very private place for your group to play. Sitting right on the seafront overlooking the calm, shallow waters of the creek, a hot tub and sauna await for balmy evenings with your nearest and dearest after a day splashing in the aqua marine.

Useful information and house rules

  • Pets: a maximum of 2 well-behaved dogs are allowed at a cost of £25 each per week or part week.
  • Please contact us if you are interested in a stay of over 21 nights (a short-term let). We can offer significant discounts for longer stays.
  • Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
  • The Shallows accommodates up to 12 adults, and 14 in total including children. The Shallows is a family-focussed property and is not suitable for parties. There is limited allocation for other responsible single sex groups or groups of friends with prior written agreement, please do check with us as we may be able to accommodate. Stag, hen and other party groups are not permitted, and will be refused entry with no course for refund. If you have any doubts as to the suitability of the house for your stay, please do contact us and we will be happy to advise.
  • On most occasions the house manager will welcome your group on arrival day. Please note this service is not guaranteed, however full house information and emergency contacts are also provided inside.
  • Strictly no filming, parties, day guests or wedding groups without our written agreement prior to booking.
  • The swimming pool is heated and open to guests from 11th April to 30th September 2025, and from 1st May to to 30th September 2026. Dimensions approx: 12m x 5m, depth 1.2m. Target temperature: 26-28C (min. 24C) approx.
  • The hot tub is open and heated all year.
  • Guest safety: The edge of the decking is currently unfenced, but a railing will be fitted prior to your arrival. The pool is unfenced with no railing or height difference from the decking. The pool has a cover, please replace the cover after every use (this is not a safety cover and does not support the weight of people or animals). The hot tub has a cover, please replace the cover after every use. There is a low wall from the garden onto the beach, however this will not prevent children from accessing the beach and creek. Please always supervise children when they are outside.
  • Kitchen facilities: electric double Aga with 4 ovens and 2 large hotplates (boiling/simmering), additional single electric fan oven with grill, 6 zone induction hob, American fridge-freezer with ice and water, dishwasher (plus additional dishwasher in boot room), microwave, Quooker boiling tap, Nespresso coffee machine (standard pods), kettle, toaster, cafetière. Additional American fridge-freezer in the summerhouse.
  • Laundry room: washing machine, tumble dryer, sink, suspended clothes airers and iron/ironing board.
  • Please note any boats or water equipment shown in photos (paddle boards, kayaks, buoyancy aids etc) are not included as part of the rental.
  • The Shallows has two slipways/ramps for boat launches, please contact us if you are interested in bringing a boat.
  • For security this property has external CCTV installed and a security alarm. For your privacy, any cameras overlooking the main garden and pool will be switched off for the duration of your stay (it will remain on for the parking area). There is no internal CCTV.
  • Free private parking on the driveway next to the house, with space for 6 cars (additional cars with prior agreement).
  • Four infants up to age 2 are welcome in addition to the total guest capacity of this property. Please bring your own cots, cot bedding and highchairs.
  • Oil-fired Underfloor Central Heating throughout.

Accessibility: Five steps up to the front and side entrance doors (both with handrail), one step (15cm) over the door thresholds. Main staircase (with banister) to the first floor. Winder staircase (rope banister) from the kitchen to the drawing room. Eight steps down from the decking to the garden (no handrail). Other internal floors are even and level, with no internal steps. Local area

Hayling Island is a picturesque island in Hampshire and offers a pristine coastline, scenic countryside, great sports and leisure, and rich sailing and military histories. It is close to Portsmouth, Chichester and Emsworth, and nearby attractions include Portsmouth’s Historic Dockyard, the Spinnaker Tower, Southsea Castle and Staunton Country Park. For meals out, the Yew Tree is the closest pub at the top of the creek, or head out to the Ship and Royal Oak at Langstone, the Salt Shack Café at Northney Marina, or the Inn on the Beach in the main village. For food shopping try the excellent Stoke Fruit Farm for a wide and quality range of goods. There are two smaller supermarkets on the island (Lidl and Co-Op), or head back over the bridge to M&S, Waitrose and Tesco in Havant.

The island boasts over 3 miles of beaches facing the Solent, and more shores around Langstone and Chichester Harbours. The three main beaches have proudly claimed the European Blue Flag and the Seaside Award Flag for their water, safety, and cleanliness. The extensive coastline is perfect for watersports including kayaking, paddleboarding, sailing, windsurfing and kitesurfing, and there are several calm lagoons and creeks for swimming and child-friendly water play. At high tide the water comes up to the sea wall at the end of the garden, but as it retreats it reveals a pebble beach which is largely inaccessible to the public, making the shoreline a very private place for your group to play. There are plenty of spots on the island for swimming, beach volleyball, picnics and barbeques, with some wheelchair-friendly facilities too. Seals like to sunbathe on the nearby creek and harbour shorelines, a wonderful experience for lucky paddlers (please respect these beautiful creatures and their environment). Military history enthusiasts can explore a World War II Heritage Trail with many historical landmarks: learn about the Mulberry Harbour and its Pillboxes, walk to the old railway and see the COPP memorial on the seafront.

Just north of the cathedral city of Chichester 20 minutes away, the famous Goodwood Estate includes a motor circuit, racecourse and aerodrome and is home to the world-renowned Festival of Speed, Goodwood Revival and Glorious Goodwood (Qatar Festival).

The best house that we have rented so far

Renting a large house with sea views for our family of three generations and two dogs is an annual, long weekend, event. There are 9 of us. The Shallows is by far the best yet. Grandchildren are two 20 year old girls and two 18 year old boys. The Shallows is a beautiful palatial home, well equipped, spacious beyond our expectations, beautiful spacious bedrooms with comfortable beds and luxurious linen. The pool table, heated swimming pool, hot tub, and sauna, were all well used. The hot tub is in a fantastic position next to the sea with unobstructed views. Several lounge areas with their own TV's enabled groups with different interests to separate. Apart from going out for Sunday lunch to The Ship (well recommended) and walking the dogs along the beach, we stayed in and around the house for the whole weekend.

A great stay away from home

Huge living spaces and lots of different social spaces to choose from. The pool was great and a good temperature. A huge garden and lots of extra spaces to explore outside too. Everything was spotless. The kitchen was well laid out and no expense spared in terms of crockery / cookware / glassware. Especially liked the cocktail space! A great stay away and would book again.

We simply don’t have words ‘enough’!

Booked as a big family celebration, and it did not disappoint! The pictures cannot do it justice! As an extended family ranging in age between 20months and 83yrs, it catered for everyone! From swimming in the pool to paddle boarding in the sea. Quietly reading in the library to playing pool. Cooking in the vastly equipped kitchen or barbecuing in the garden. The list could go on…and on! It simply had it all! Our only niggle…which is a slight niggle in a week of pure bliss! Was that the pool was a bit cold for our toddler (we'd suggest increasing the temperature by a few degrees if you know babies are staying), and the house didn't have a highchair (or cot). Which, as 'families' are encouraged, rather than 'parties', we were a little perplexed by. Though we knew this, and just brought our own. Fabulous communication from the house manager, perfectly discrete daily pool maintenance and a spotlessly clean, luxurious weeks stay…we simply don't have words 'enough', and wouldn't hesitate to recommend.
