Stepping into the open‑plan living space from the courtyard garden, the lounge nook invites you to unwind after exploring the Hangers Way with the pooch, or wandering the tranquil beech woods that define this part of the South Downs. It’s the perfect spot for cosy evenings with a book or a favourite series on the Smart TV. The dining area offers a large table and sits beside the well‑equipped kitchen, ideal for a relaxed self‑catering stay.
A utility hallway leads to the compact modern bathroom with rainfall shower – an energising start before heading out to discover the local hills and villages. Upstairs, the large bedroom features a Super King bed (width 180cm), while Velux windows frame views across the farm and countryside beyond.
French doors lead out from the sitting room area into the courtyard garden laid with patio and gravel, with a bistro table looking across to the farmyard and paddock.

Useful information and house rules
- Apologies but due to the Velux windows in the bedroom, children over a year old or at walking stage are not allowed at this home.
- Pets: a maximum of one well-behaved dog is allowed at a supplement of £25 per week or part week. There are horses and livestock in the nearby fields, please keep dogs under control.
- Please contact us if you are interested in a stay of over 21 nights (a short-term let).
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
- Kitchen facilities: single electric fan oven with grill, 4-ring induction hob, under counter fridge, slimline dishwasher, microwave, kettle, toaster, cafetiere, Nespresso Vertuo coffee machine (a small quantity of pods are provided).
- Utility area (in hallway): washer-dryer, clothes airer and iron/ironing board.
- The bedroom has a sloped ceiling and there is restricted head height in places. In particular please be aware of the recessed Velux windows to the right side of the bedroom which may catch you, especially at night.
- Smart TV: no aerial, digital services only (BBC iPlayer, ITVX, Channel 4 etc). Please use your own login for subscription services such as Netflix and Prime.
- Tadpole Cottage is situated on a low key farm, and there may be occasional farm noise including machinery and animals. For your safety please respect the boundaries of the cottage, access is not permitted to the nearby farmyard, buildings and paddocks.
- Free private parking space next to the courtyard garden, with space for 1 car. Additional parking a short walk away with advance agreement, at the owners’ discretion and availability.
- One infant up to 12 months old and not at walking stage is welcome in addition to the total guest capacity of this home. 1 travel cot (please bring bedding) and 1 highchair are available on advance request.

Accessibility: one step (15cm) over the front and patio door thresholds. The bathroom is on the ground floor offering a walk-in shower enclosure (3cm lip). L-shaped staircase (with banister) to the first floor, opening directly into the bedroom at the top. The bedroom has a sloped ceiling and there is restricted head height in places. In particular please be aware of the recessed Velux windows to the right side of the bedroom which may catch you, especially at night. Other internal floors are even and level, with no internal steps. The patio and gravel courtyard garden is mostly level, with level access from the parking space. Steep Marsh is a sleepy hamlet in the Hampshire countryside, but just a couple of miles from the town centre of Petersfield. Dating back to at least the 12th Century, Petersfield provides an abundance of high street and independent shops, restaurants, pubs and supermarkets along with a mainline train station. A little further afield but still within easy reach are Portsmouth with its Historic Dockyard, Spinnaker Tower and Gunwharf Quays, Midhurst, Petworth, Chichester and the stunning sandy beaches and harbours around West Wittering, Bosham and Hayling Island.
