In the heart of the South Downs, this luxury holiday cottage in West Sussex is an immaculately presented retreat for those seeking elevated comfort and tranquillity. Resplendent in its new interior renovation, Sheepdown perfectly blends graceful charm and original features with modern sophistication. This exquisite homestay is designed to provide an unforgettable escape to the historic town of Petworth.
Through the gate from the private parking area, a beautifully landscaped garden sets the tone for the refined interiors. Step inside to discover a spacious and thoughtfully curated living area, offering underfloor heating, expansive windows and French doors that flood the open spaces with natural light. To one end there is a seating area and writing desk, and to the other a large dining table with letterbox views over the South Downs. To the side through an open doorway, a separate sitting room awaits with elegant furnishings, a large Smart TV, ornamental fireplace and exposed original stonework dating back to 1780. At the other end of the living area, the fully equipped kitchen is a culinary joy, boasting top-of-the-line appliances, white marble worktops and a double butler sink overlooking the Downland views.
Each of the four generous bedrooms exude comfort and style, with quality linen and attractive décor. On the ground floor, Bedroom One has a king size bed (W150cm) plus a chest of drawers and a window seat, conveniently located next to a family shower room with underfloor heating. Upstairs, the first floor reveals the rest of the sleeping accommodation. Bedroom Two is a super king (W180cm zip-link, which can be split into two singles (2xW90cm) on request), with chest of drawers, a wardrobe and long-range views of the Downs. Across the landing, the second family bathroom is fitted with a large double-end bath, separate shower and underfloor heating. Bedroom Three is the master suite, offering a luxurious super king size bed (W180cm) sat under a natural canvas of exposed brickwork, a wardrobe with shelving and hanging space, dressing table, and an en-suite shower room with underfloor heating. At the top of the hallway, Bedroom Four comes with twin single beds (W75cm, which can be zip-linked to make a king size bed (W150cm) on request), hanging space and yet more serene views of the rolling hills.
Outside the private gardens are a true sanctuary. To the rear there is an enclosed lawn centred round a beautiful old apple tree, perfect for languid days in the cool shade. The main front garden features a patio area with alfresco dining furniture, a lawn and landscaped borders. - Apologies but children under the age of 10 are not allowed at this property.
- Sheepdown welcomes responsible mixed-gender adult groups (we welcome all gender identities). This property is not suitable for parties. Stag, hen and other party groups are not permitted. Other responsible single-sex groups by prior agreement only, but please do check with us as we may be able to accommodate.
- Please contact us if you are interested in a stay of over 21 nights (a short-term let).
- Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
- Kitchen facilities: single electric fan oven with grill, 4 induction hobs, tall fridge-freezer, full-size dishwasher, microwave, kettle, toaster, cafetiere, Nespresso coffee machine.
- Utility cupboard: washing machine, tumble dryer, clothes airer and iron/ironing board.
- A hairdryer is provided in each bedroom.
- Bedrooms Two and Four both offer zip-link beds, meaning they can be configured as either a double or two singles for added flexibility. Your preference can be requested in writing up to 4 weeks in advance of arrival, otherwise Bedroom Two will be made as a super king (W180) and Bedroom Four will be made up as a twin (2xW75).
- Free private parking for 3 cars on the driveway next to the house, plus space for 1 additional car in the adjacent garage. The garage contains a standard 230V UK plug socket for EV charging.
- For security, CCTV covers the path leading from the parking to the front door. The CCTV does not cover any of the rest of the garden, and there is no internal CCTV.
- One infant up to 6 months old is welcome in addition to the total guest capacity of this property. Please bring your own cot, cot bedding and highchair.
- Underfloor heating downstairs and in the bathrooms, radiators in upstairs bedrooms.
- Wi-Fi: Superfast (>30Mbps)
Accessibility: 9 steps down from the parking area to the garden and front door entrance. One step (15cm) up over the front door threshold. One step (15cm) down from the French doors of the main living area to the level patio, with one step (15cm) up from the patio onto the lawn. Bedroom One is on the ground floor, with an adjacent shower room (5cm lip to the shower tray). Standard staircase (with banister) to the first floor, with one extra step (15cm) to both sides at the top of the stairs (right to Bedroom Two, left to Bedrooms Three, Four and the family bathroom). One additional step (15cm) up further along the upstairs landing to access Bedrooms Three and Four, and one final step (10cm) up to Bedroom Four. Petworth is best known as the location of the stately home Petworth House and its vast deer park landscaped by Capability Brown. The house contains an internationally renowned art collection with numerous works by Turner. This old English town is full of quaint houses and cottages, interspersed with fine antique shops, tearooms and restaurants; try the East Street Bar and Grill, or the Hungry Guest for some expertly prepared local produce. There is a well-stocked Co-op in town, or head to Pulborough for larger Sainsbury’s and Tesco’s supermarkets.To the east, the market town of Midhurst nestles next to Cowdray Park. The Cowdray Estate is most famous for its polo club, particularly in June and July when the polo set meet for the Gold Cup. The Cowdray ruins are also of note, forming an impressive Tudor backdrop to Midhurst. Also nearby, Arundel is another historic market town dominated by its symbolic castle and the rising spire of the cathedral.
Ten miles south, the famous Goodwood Estate offers an exciting calendar of events, including the Festival of Speed, Goodwood Revival and Glorious Goodwood (Qatar Festival). A little further past Goodwood, the cathedral city of Chichester is one of the great well-preserved Georgian cities in the UK, where Chichester Festival Theatre offers a variety of first-class productions. The Sussex coast and its sandy beaches are within a 30-minute drive.
