Description

In rolling West Sussex countryside close to the border of Surrey, The Lakehouse stands above a pretty lake and unspoiled farmland and fields. Constructed in a classic barn style, it is spread over the first floor and offers elevated views over the gorgeous landscaped gardens. The other delight to discover is the outdoor swimming pool close by, available for shared use with the owners during your stay.

Accessed via external steps, this self-contained holiday home offers generous space for couples and solo travellers looking to escape deep into rural Sussex. The front door leads into the well-equipped kitchen, with a double butler sink sitting in front of a dormer window looking over the lake. The dishwasher means washing up is a doddle…with a view.

The open-plan sitting room is a bright, comfortable space with a deep sofa, Smart TV, and a dining table set in front of a large dormer with a Juliet balcony. French doors can be opened to enjoy the views over dinner, a good book or simply a cold glass. Double doors lead from the sitting room to the king size bedroom, also featuring a dormer window with the same beautiful landscape views.

Outside there is a brick patio with a table and chairs, overlooking the lake and grounds shared with the main house. In the sculpted walled garden a few metres away, the heated swimming pool is shared with the owners (by arrangement) but can sometimes be used privately. The pool area includes several sun loungers, a love seat and a patch of artificial grass for picnics, perfect for a romantic escape to the country.

Useful information and house rules

  • Pets: a maximum of one well-behaved dog is allowed at a cost of £25 per week or part week. A second dog may be allowed, on request. The owners’ dog may also be in the grounds which are shared; he is friendly but therefore please only bring yours if it is sociable with other dogs.
  • Please contact us if you are interested in a stay of over 21 nights (a short-term let).
  • Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
  • Kitchen facilities: single electric fan oven with grill and microwave function, 4 electric hobs, under counter fridge with ice box, slimline dishwasher, microwave (in oven), kettle, toaster, cafetiere, Nespresso coffee machine.
  • Utility room (in pool house): washing machine, tumble dryer, WC, pool shower, pool towels.
  • Iron, ironing board, 1 hairdryer provided.
  • The swimming pool is open and heated from 15 May to 16 September. It may be open a week or two earlier or later in the year depending on seasonal temperatures, please check with the owner on arrival. Dimensions approx: 6m x 3m, depths 1-2m. Although it is heated, there is no guarantee of a minimum temperature. The owner will discuss using the pool cover if required (this is not a safety cover and does not support the weight of people or animals). The pool is shared with the owners by arrangement, but can sometimes be used privately (they can advise this during your stay).
  • Free private parking on the driveway next to the house, with space for 2 cars.
  • One babe-in-arms/non-walker up to age 1 is welcome in addition to the total guest capacity of this property. Please bring your own cot, cot bedding and highchair.
  • Electric Central Heating.

Accessibility: Standard wooden staircase (13 steps with banister and open treads) to the first-floor entrance. One step (15cm) over the front door threshold. The bathroom has a walk-in shower enclosure (5cm lip). Other internal floors are even and level, with no internal steps. Just a mile from your cottage, the village of Rudgwick offers a Co-Op and Post Office, a traditional village pub The Fox Inn, a quality coffee shop (The Milk Churn), Canfields organic farm shop, and a pharmacy. Larger Sainsbury’s and M&S supermarkets are available 5 miles away in Cranleigh.

The Lakehouse is perfectly positioned close to the Sussex-Surrey border path. If you like a longer walking challenge then you can join the Wey-South Path at Loxwood, a walking route of some 36 miles linking the North Downs Way south of Guildford to the South Downs Way above Amberley.

With the Wey & Arun Canal close by, the idyllic Loxwood section is just a 5-minute drive from where you can also take boat trips. One of the most attractive walking routes in the south of England, the canal passes through the lovely woodland and open landscapes of Surrey and West Sussex, including areas of outstanding natural beauty. This rural waterway is recognised as a natural heritage asset, as well as providing a haven for wildlife. Stop by at The Onslow Arms for a scenic riverside drink, or the Sir Roger Tichborne for dinner.

The bustling market town of Horsham, rich in history and architectural design, is eight miles east and boasts a superb variety of supermarkets, shops, restaurants and bars. The central Carfax offers street markets and open-air cafes. Warnham Nature Reserve is a ten-minute drive, a 92-acre nature reserve dominated by the 17-acre Warnham Mill Pond. Boardwalks give access to wetlands and woodlands, home to a wide range of wildlife including heron, deer, and foxes.

Exploring the area further you can visit Petworth and the famous Petworth House & Park 10 miles away, home to many works by Turner. A little further west is the market town of Midhurst and the Cowdray Estate. You’ll also find several traditional houses and gardens nearby including Leonardslee, High Beeches, Borde Hill, Knepp Castle, and Nymans House and Gardens.
