Description

Discover the ultimate rural retreat in the peaceful West Sussex village of Sutton, nestled in the heart of the South Downs. Once the humble tractor barn at Sutton Farm, this little piece of local history has been transformed into a charming and rustic holiday home. With many original features including exposed beams, brickwork and flint walls retained, The Old Tractor Shed offers cosy and comfortable accommodation for up to five guests and two dogs.

The ground floor features a spacious open-plan sitting-dining room with full-length windows, deep sofas, TV and a wood stove, plus a fully-equipped kitchen with large farmhouse table. The Master double bedroom is also on the ground floor, complete with an en-suite shower room (Jack-and-Jill style to the kitchen). Descend a few steps from the ground floor to find a cosy snug room with a sofa bed overlooking the lane. The sofa bed is available at a supplement, and permits one additional guest. The first floor reveals a second bedroom, with twin single beds and an en-suite bathroom. Outside, a private patio basks in the afternoon and evening sun, creating a delightful suntrap.

The walls of this country cottage in Sussex are adorned with artwork by acclaimed local artist Antonia Dundas, who runs a weekly painting group in her nearby studio that guests are welcome to join. The South Downs are a constant source of inspiration through the changing seasons, and Antonia is an expert guide in helping others to capture the natural beauty of the surrounding landscapes, flora and fauna.

The Old Tractor Shed is set on a small working farm, offering stunning views of the South Downs. Visit in early spring to witness newborn lambs in the barn just behind the property. The farm can also provide stabling facilities for up to two horses along with access to a paddock, making it an ideal escape to the countryside for you, your pooches and your equine companions. Useful information and house rules

  • Pets: a maximum of 2 well-behaved dogs are allowed at a cost of £25 each per week or part week. The cottage is set on a small working farm and there are sheep and other livestock very close by. The garden is not securely enclosed, so please keep your dog(s) on a lead and do not let them near the livestock if they may cause any distress.
  • Please contact us if you are interested in a stay of over 21 nights (a short-term let).
  • Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
  • Kitchen facilities: single electric fan oven with grill, 5 ring gas hob, tall fridge-freezer, full-size dishwasher, washing machine, tumble dryer (in the snug room), microwave, kettle, toaster, cafetiere.
  • Iron, ironing board, clothes airer, hairdryer provided.
  • The sofa bed in the snug room is available at a supplement of £50 per week or part-week. Linen will be provided. One additional guest is allowed if the sofa bed supplement is paid (up to a maximum of total 5 guests). If you would like to use this please select this option at the point of booking, or contact us so we can add the extra guest to the booking.
  • One infant up to age 2 is welcome in addition to the total guest capacity of this property. 1 travel cot (please bring bedding) and 1 highchair are available on advance request.
  • The Old Tractor Shed is set on a small working farm. There are animals and normal hazards associated with a farm yard in the vicinity (equipment, machinery, hay bales etc), therefore children should be supervised when outside.
  • Free private parking on the driveway next to the house, with space for 2 cars.
  • Central Heating: underfloor heating on the ground floor, radiators upstairs.
  • Wi-Fi: Standard speed (5-30Mbps)

Accessibility: two steps (10cm) over the front door threshold. Bedroom One is on the ground floor with an adjacent shower room (15cm step into shower), also accessible from the kitchen. L-shaped staircase (with banister) to the first floor, opening into Bedroom Two. Standard height steps (with banister) down from the dining area into the snug. Other internal floors are even and level. Two-tier patio garden to the rear of the home, with 4 steps from the lower tier to the top tier. Local area

Despite The Old Tractor Shed’s countryside location, The White Horse Inn is a lovely 18th Century country pub just a couple of minutes’ stroll. Sutton is a short drive from the towns of Pulborough and Petworth. Petworth is best known as the location of the stately home Petworth House, and its vast deer park landscaped by Capability Brown. The house contains an internationally renowned art collection with numerous works by Turner. This old English town is full of quaint houses and cottages, interspersed with antique shops, tearooms and stores. Petworth also has some fine restaurants and pubs; try the East Street Bar and Grill for some expertly prepared local produce, or the Hungry Guest for fine dining picnic supplies. There is a well-stocked Co-op here, or head to Pulborough or Chichester for larger supermarkets.

Within a 15-minute pretty drive there is an abundance of other charming country pubs and restaurants: try The Cricketers in Duncton, The Black Horse in Byworth, The Badger in Heathend, The Swan in Fittleworth, The Foresters in Graffham, or the Star and Garter in East Dean. Perfect Sunday roast destinations after walking the South Downs Way!

To the west, the market town of Midhurst nestles next to Cowdray Park. The Cowdray Estate is most famous for its polo club, particularly in June and July when the polo set meet for the Gold Cup. The Cowdray ruins are also of note, forming an impressive Tudor backdrop to Midhurst. Also nearby, Arundel is another historic market town dominated by its symbolic castle and the rising spire of the cathedral. Other local attractions include Bignor Roman Villa, Weald & Downland Living Museum, Amberley Museum, Parham House & Gardens, RSPB Pulborough Brooks, Upperton Vineyards and Tinwood Wine Estate.

Ten miles south, the famous Goodwood Estate offers an exciting calendar of events, including the Festival of Speed, Goodwood Revival and Glorious Goodwood (Qatar Festival). A little further past Goodwood, the cathedral city of Chichester is one of the great well-preserved Georgian cities in the UK, where Chichester Festival Theatre offers a variety of first-class productions. The Sussex Coast and its beaches are a 30-minute drive.
