As you step inside, you’ll be greeted by a spacious and inviting atmosphere. The heart of the home is the large fully equipped kitchen, complete with an elegant marble-topped island. Next to the kitchen, the dining area beckons you to enjoy your culinary creations with your beau. To the other end, the sitting room exudes warmth, featuring a cosy log burner, Smart TV, two plush sofas and a comfortable lounge chair – a perfect spot for unwinding after a day of exploration.

Ascend the architectural staircase to discover your sumptuous sleeping quarters. The super king-size bedroom is adorned with tasteful furnishings, and a balcony that offers fabulous views over the garden. The bedroom connects to the bathroom via a suspended walkway under the oak beams; this spa-like oasis offers a double-end freestanding bath, where you can soak away your cares while gazing out at the serene landscape. The walk-in shower completes this indulgent experience.

Step outside into the equally expansive garden where halcyon days await. The lush lawn invites picnics, sunbathing, or simply enjoying the fresh air. Useful information and house rules

  • Pets: a maximum of 2 well-behaved dogs are allowed at a cost of £25 each per week or part week.
  • The garden is enclosed but may not be completely secure for pets: the enclosure includes a wall approx. 80cm high (part of the wall also has a bench next to it), and a fence with 20cm mesh. There is also a 5-bar side gate with approx. 20cm gaps between the bars. A new fence has been fitted between the cottage garden and the owners’ garden next door for privacy. Please ensure dogs are always supervised.
  • Please contact us if you are interested in a stay of over 28 nights (a short-term let).
  • Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
  • Kitchen facilities: Aga with double electric oven with grill and 4-ring gas hob, under-counter fridge, chest freezer, ice maker, wine fridge, slimline dishwasher, clothes washer-dryer, microwave, kettle, toaster, Nespresso coffee machine.
  • Iron, ironing board and hairdryer provided.
  • Free private parking on the driveway 20m from the house, with space for 2 cars.
  • Please note that CCTV covers the path leading from the parking to the cottage for security. There is no internal CCTV.
  • One infant up to 6 months old and not mobile is usually allowed, but please check with us in advance. Please bring your own cot, cot bedding and highchair.
  • Gas underfloor heating.
  • Wi-Fi: Superfast fibre (>30Mbps)

Accessibility: 20m walk from the parking to the front door. One low step (5cm) over the front door threshold. Kitchen, dining and sitting room areas are on the ground floor. Winder open staircase (with banister and standard risers) to the first floor bedroom and bathroom, bathroom has a walk-in shower with step-free access. Other internal floors are even and level, with no internal steps. Garden is mostly level with patio, concrete and grass areas. Local area

The Boat House is situated a little over a mile from the quaint harbourside village of Itchenor, a picturesque sailing village located on the eastern shoreline of Chichester Harbour. This charming corner of Old England has a lovely pub ‘The Ship Inn’ and the great Quarterdeck Café, stop by for a meal or drink while you wait for the tiny ferry to whisk you over to explore Bosham just across the pretty bay. Chichester Harbour is made up of a series of tidal creeks and is an Area of Outstanding Natural Beauty (now National Landscape) with its plethora of wildlife. Itchenor is always abuzz with sail and pleasure boats and provides a fascinating quayside to sit and watch the constant activity. There are some other great restaurants nearby too, including the 18th century Lamb Inn 0.8 miles away, the excellent Crab and Lobster Gastropub at Sidlesham Quay, and CHK Italian near Birdham.

For a local walk try Saltern Way a few minutes from the cottage, a lovely flat walk/cycle path to Chichester and wheelchair friendly. You can also walk to Chichester Marina where you’ll find the Boat House Café, and a little further will take you to Del Quay and The Crown and Anchor, a lovely pub right on the water.

West Wittering beach is 2.5 miles away and is a beautiful stretch of sand and dunes offering stunning views across the Solent to the Isle of Wight. The sea is popular with bathers, wind and kite surfers while shallow lagoons are revealed on extensive, sandy flats at low tide. The area is internationally recognised for its wildlife, birds and unique beauty, along with the National Trust area of East Head, one of the last surviving pieces of natural, untouched coastline in West Sussex. Book ahead to park at the beach, or take a 15-minute stroll from the main village half a mile away. West Wittering offers a pub, a local shop and a good butchers & deli. In its sister village of East Wittering there are small supermarkets (Co-op/Tesco Express), along with several pubs/bars, restaurants, takeaways and surf/watersports shops. Larger supermarkets are available in Chichester and Selsey a short drive away.

Chichester, five miles north of Itchenor, is the cathedral city of Sussex and one of the great well-preserved Georgian cities in the UK. It is also the gateway to the beautiful scenery and natural landscapes of the South Downs National Park. The city centre is neatly enclosed within the ancient Roman walls, making Chichester compact and cosmopolitan to explore on foot. There are plenty of shops and restaurants and the Chichester Festival Theatre is worth booking. The cinema complex to the south of the city also makes for an enjoyable evening out.

The Goodwood Estate is just a 9-mile drive away, where you can enjoy the premier motorsport events the Goodwood Festival of Speed and Goodwood Revival, as well as the ‘Glorious Goodwood’ Qatar racing festival.

The Boat House, Itchenor

We loved our stay in the boat house, a beautiful place to stay, to celebrate a birthday and anniversary. It was located in a lovely setting, a short distance from Chichester natural Harbour. We were spoiled for choice on where to go and explore, in-fact we had a week exploring the area, and we could have stayed longer. Laura was very helpful, when we needed to ask about something, and it was soon sorted. If you are looking for a beautiful property to kick back and relax in, this is it. We will definitely return.

Relaxing stay in unique house

We thoroughly enjoyed a week in the Boat House. It's a unique house with everything you might need. The location was ideal for walking to the coast path and enjoying the local area. We were lucky to have beautiful weather so enjoyed the veranda view and all the daylight through the big windows. We were very relaxed after a week there.
