Description

On a private country road near the tiny hamlet of Duncton, Woodland Cottage is a detached holiday home for couples, walkers and solo travellers looking for a luxurious retreat in the South Downs near Petworth and Chichester, West Sussex.

Recessed into the flint and brick façade, the front door opens into the entrance hall. To the left, the sitting-dining room runs the full depth of the house, with a large dining table and two deep, comfortable sofas gathered by the Smart TV and French doors to the patio and garden. Next door, a huge kitchen with breakfast table is a wonderful space to self-cater in style while looking out over the garden.

At the far end of this cosy homestay, the light and spacious bedroom offers a king size bed, double wardrobe, chest of drawers and a sofa snuggled into the bay window. The luxury en-suite bathroom features a bath and separate walk-in shower, for invigorating morning splashes and relaxed evening soaks after walking the South Downs. There is underfloor heating throughout and an additional WC in the hallway for convenience, and being a single-storey home it is ideal for those with limited mobility too.

The Woodland Cottage is set in the grounds of the owners’ home, but maintains its privacy with a well-defined garden of its own. The sitting room opens onto a patio with bistro dining and bench seating, and the lawn leads down to an idyllic pond fringed with a variety of water plants and a small willow tree. The private woodland beyond is free to be explored and reveals a secret outside dining area in a small glade, with a babbling stream winding its way through the trees.   • Top tip: Adding another night or two may only cost a little extra, or sometimes nothing at all! This is a great way to add some flexibility to your stay.
  • Accessibility: this is a single storey property (ground floor only). One low step (3cm) over the front door threshold. Bedroom with en-suite: walk-in shower and separate bath. Two steps (10cm and 20cm) down from the sitting room to the patio. 3 steps (15cm) down from the patio to the lawn and pond (unfenced). Other internal floors are even and level, with no internal steps. This is intended as a guide only and accuracy is not guaranteed, please contact us if you need more info. Measurements are approx.

From Woodland Cottage it is a short drive into Petworth, best known as the location of the stately home Petworth House and its vast deer park landscaped by Capability Brown. The house contains an internationally renowned art collection with numerous works by Turner. This old English town is full of quaint houses and cottages, interspersed with antique shops, tearooms and restaurants. There is a well-stocked Co-op in town, or head to Chichester or Pulborough for large supermarkets. Despite the countryside location, The Cricketers is a lovely 16th Century pub just a 5-10 minute stroll away from Woodland Cottage. Petworth town also has some fine restaurants and pubs; try the East Street Bar and Grill for some expertly prepared local produce. Within a pretty 15-minute drive there are an abundance of charming country pub experiences: try The Foresters in Graffham, Star and Garter in East Dean or The Fox Goes Free in Charlton. Perfect Sunday roast destinations after walking the South Downs!

The Woodland Cottage has access to private woodland which you are welcome to explore. Continuing south will bring you to Duncton Hill where the viewpoint offers spectacular uninterrupted views north towards Petworth, Black Down (the highest point in both Sussex and the South Downs National Park), and beyond to the North Downs. To the east, the market town of Midhurst nestles next to Cowdray Park. The Cowdray Estate is most famous for its polo club, particularly in June and July when the polo set meet for the Gold Cup. The Cowdray ruins are also of note, forming an impressive Tudor backdrop to Midhurst. Also nearby, Arundel is another historic market town dominated by its symbolic castle and the rising spire of the cathedral. Other local attractions include Bignor Roman Villa, Weald & Downland Living Museum, Amberley Museum, Parham House & Gardens, RSPB Pulborough Brooks, Upperton Vineyards and Tinwood Wine Estate.

Ten miles south, the famous Goodwood Estate offers an exciting calendar of events, including the Festival of Speed, Goodwood Revival and Glorious Goodwood (Qatar Festival). A little further past Goodwood, the cathedral city of Chichester is one of the great well-preserved Georgian cities in the UK, where Chichester Festival Theatre offers a variety of first-class productions. The Sussex Coast and its beaches are a 30-minute drive.

Perfect cottage in an idyllic location

My wife and I were looking for a place to stay within easy reach of Goodwood race circuit, and to explore West Sussex. Woodland Cottage was in a perfect location for our needs. The cottage itself was immaculate, although the pale carpets were slightly scary as we didn't want to stain them. The cottage was bright, spacious and warm, with everything we needed for a two week stay. The setting is spectacular, with a view across a small lake, and access to the owners' private woodland. It is well located for access to many of the attractions of West Sussex so provides an ideal base.

Brilliant third stay at Woodland cottage. Excellent well equipped cottage in great location with nothing wanting. Very friendly & considerate owners next door. Already rebooked to return.

Perfect voor de meivakantie.

NL: Prachtig gelegen Cottage. Zeer ruim. Vriendelijke eigenaren. Alles was aanwezig in het huis. Er ontbrak niks. Huis heel stil gelegen, met elke ochtend een ochtendconcert van veel vogels. Topbezoeken: Beachy Head, Bo Peep, Wakehurst, Sculpture Garden Churt, Winchester, Itchen Stoke church, "sixtijnse kapel" in Goring-by-Sea, Brighton (Pavillion!), Bracklesham Bay, Alum Bay op Wight, Kingley Vale en natuurlijk de bluebells in Selhurst Park. Kortom, een fantastische plek, fantastisch huis, fantastische vakantie. GB: Beautifully located Cottage. Very spacious. Friendly owners. Everything was present in the house. Nothing was missing. House very quietly located, with every morning a morning concert of many birds. Top visits: Beachy Head, Bo Peep, Wakehurst, Sculpture Garden Churt, Winchester, Itchen Stoke church, "sistine chapel" in Goring-by-Sea, Brighton (Pavillion!), Bracklesham Bay, Alum Bay on the Isle of Wight, Kingley Vale and of course the bluebells in Selhurst Park. Overall, a fantastic place, fantastic house, fantastic holiday.
